What is a home measurement or floor plan service?

A measurement service is just what it sounds like: Based on your needs, an appraiser will measure the home's dimensions and area, then draw a basic layout with dimensions. The appraiser's report and floor plan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floor plan service work?

During a measurement service, a certified appraiser measures your property with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They sketch out the property and floor plan. Then, the appraiser writes up a report and a more detailed sketch showing the total area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, insurance policies, and more.

When do I need a floor plan service?

Challenging property taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually have! Unless an assessor has recently executed an interior valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Marketing a home or property

A home measurement service will help ensure the fair market value for your house. Living space is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only affects the selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to reference a recent appraisal or home measurement service executed by an appraiser (especially after any renovation that may have affected square footage).

   For property insurance

The correct square footage is vital to establishing the correct insurance coverage for your real estate. For unique properties especially, we have been asked to accurately measure the property to ascertain the correct square footage for insurance purpose.
